Frequently Asked Questions (FAQ)

  1. What would be the effect of the building being built on the levee?

Council has received engineering advice that recommends piles. This advice is based on geotechnical investigation. This advice suggest that the proposed piles will increase the strength of the existing levee.

  1. Has the Environmental Impact Assessment done or not?

Council has prepared a report as a part of the Development Application that addresses the environmental impacts of the proposal.

  1. Has the council received any expression of interest to submit a bid for tender?

Council has received two Expressions of Interest (EOI) to run the facility. Council will be looking to finalise one out of the two for further commercial negotiations. Council has advertised a tender for finalisation of design and construction. This tender is closing on 8 November 2021.

  1. Has indigenous people been involved in the planning process of the Hot Spring Project?

Council’s Steering Committee has one member from the indigenous community. Council is happy to consider additional member, after a name is provided by QSNTS to Council in writing.

  1. How much is the cost of the individual pool?

The estimated cost per pool construction (excluding pools D, E, F, & G) is $ 300,000.00. This estimate is based on the numbers provided by the Quantity Surveyor (QS). This cost has interdependencies and cannot be used in isolation without considering other element of the scope such as plant room, water pipe sizes and electrical works.

  1. What would be the capacity of the people for this project?

The facility is designed for approximately 50 visitors in the pools at one time. Staff are not counted towards this number.

  1. What is the use of Pool A, B and C?

These are the main pools of the complex and the biggest pools that provide panoramic views.

  1. How much water per day will be used for the project?

The estimated water use is 125,000 litres per hour assuming 8 hrs per day use. This number will be further refined after further advice on temperature, treatment and license is obtained.

  1. Has council decided on the type of filtration system that will be used for the project?

Council is in the process to appoint the aquatic engineer to determine the size and type of filtration system required.

  1. What method has the council considered for recycling water?

Council is looking to reuse majority of the water on site. However, it is recognized that additional water will be produced that will need disposal. Council is considering additional recycling options.

  1. Why KUNJA people have not been a part of the steering committee?

Steering Committee of the council has one Indigenous community member. Council is happy to consider an additional member if a written note from QSNTS is received recommending a representative from the Kunja people.

  1. Has council considered anything for the kids in the form of water park or similar infrastructure?

Council has not considered a kids water park in conjunction with this project.

  1. Under the International Biodiversity Act of Australia every Traditional Owner group needs to be consulted before any structural construction works is undertaken. When was this done?

Council has organized cultural walk/heritage inspection with the KUNJA people. One tree with markings is identified as of possible significance. Due care will be exercised during construction.

  1. Has there been interest in the Hot Springs from Commercial operators, and have they been involved in the design process?

Council has not decided on the Commercial Operator. Council advertised an Expression of Interest (EOI). Council has received two submissions. Council is yet to enter commercial negotiation regarding the ongoing operation of the facility. Both companies were provided copies of the designs and feedback was requested on those designs.

  1. Will the Hot Springs and River Boat cruises both be run by the same commercial operators?

It is too early to determine the substance of commercial negotiations. This aspect will be clarified after an agreement is reached with a provider(s).

  1. Is there an Arts and Culture element to the River Walk?

Will the River Walk be a project with the natural feel?

The design does not include Arts and Culture element at this point in time. Further consultation will be undertaken on this aspect as a part of other projects. The River Walk will provide a natural feel as shown in the architectural designs.

  1. Where is the wastewater draining to?

Wastewater will be drained to the storm water system if considered suitable for release. Council is looking for alternatives to avoid the use of chemicals and help reduce the risk of damage.

  1. What is the cost/plans for heating of the water?

Council is considering if the water from the artesian aquifer will be hot enough to deliver water at a suitable temperature. This will help reduce operational costs such as electricity. Council will consider heating and cooling depending upon the physical properties of the water observed after the bore is sunk.

  1. Is there plans for additional parking for the Hot Springs?

Council has evaluated possible places that can be used for parking as a part of the Development Application. In accordance with the planning scheme, no additional parking need is identified however, Council is considering additional parking considering the caravans.

  1. What is the long-term economic value of the Hot Springs project?

The Hot Springs Project is expected to develop Cunnamulla as a destination. The facility is expected to complement existing businesses supporting tourism and add to the long-term sustainability of the community.

  1. Has the design been finalized?

The final design is under development.  The Community is encouraged to provide their feedback on the design and help make this project better before the commencement of construction.

  1. Can we add curvature to the roof or overall design of the building to fit with the river?

Council will refer this request to the Steering Committee for consideration.

  1. Will there be ramp access to the building?

Yes, the building will provide all abilities access.

  1. Will it be ergonomically designed to utilize the natural airflows etc to reduce running costs?

The architect has oriented the building in such a way to use deep shades in the north. Majority of the building is naturally ventilated except the main entrance, therapy room, relaxation, and plant room.

  1. Is there a café in the complex that will compete with the existing businesses?

There is no café in the facility. A small kitchenette/kiosk may be included.
